How much will design services cost?

Every residential design project is unique.  The size of the project, the age and style of the house and the level of design services required by the client vary from one job to the next.  Greg Heppner works closely with prospective clients to understand their needs and desires to produce a custom proposal for services and fees that will be appropriate for that job.

Design Service Fee Ranges:

Renovations/Additions     $5,000 and up

House Transformations    $12,500 and up

New Home Designs        $20,000 and up

How long does a design project take?

Because each design project and client is unique, no two project schedules are the same.  Greg Heppner will work at the pace that is established by the client to afford then the necessary time to review design schemes and make informed decisions.

 Design Time Ranges:

 Existing Condition Drawings    2 - 3 Weeks

 Design                                    8 – 10 Weeks

 Construction Drawings           6 – 8 Weeks

Why should I use an architect?

An architect is a design professional who is licensed by the state to assist and guide clients in all types of design and building projects.  Greg Heppner will help his client address a wide variety of issues present in every project.  These include project planning and design, conforming to project budgets, building codes, zoning by-laws, material and product selection, preparation of construction drawings and the coordination of consultants.

Do you design in particular style?

No, I do not have an “architectural style” that I use on every project.  Since many of my jobs involve additions and renovations to existing buildings, the final designs on those projects are almost always compatible with the existing house style to make the new work seamless.   In less constrained design situations such as new homes, I work closely with the clients to achieve a design that suites their life style and budget.
